Summary of Covenants and Restrictions
Homes/Lots
- Must be a minimum of 1,800 sq. ft. for 1-story homes and 2,000 for 2-story homes with minimum of 1,000 sq.ft. on first floor
- All buildings must be set back 30 feet from the front road right-of-way, 10 feet from the rear boundary, 25 feet from any side road right-of-way and 10 feet from any other Lot line
- Structures exteriors shall consist of no more than three (3) of the following: brick, wook, cedar shakes, hardy board, stucco or stone. No structures shall have an exterior surface composed of asbestos siding, perma-stone, exposed concrete block, cinder block, aluminum siding, vinyl siding imitation brick, stoneroll siding or similar material.
- All structures on Lots must be completed within twelve (12) months after construction begins
- No log homes, shell homes, “kit” homes, mobile, modular, pre-fabricated or manufactured homes of any kind. No dwelling with certificate of title or certificate of origin from the NCDMV shall be permitted on Lot
- Driveways must be concrete or pavement and a minimum of 10 feet wide
- All roofs except dormers on such roofs shall be not less than a 7/12 pitch and shall not have an overhang oless than 12 inches
- All garages must be at least two car
- One detached accessory building for the residential use of the Lot may be built with the same materials of the house at the same time or after the construction of the main residence and comply fully with building and zoning codes in effect at time of construction in the County where lot is located
- All electrical, telephone and cable lines must be under ground
- Minimum of 12 shrubs
Association
- By accepting deed to a lot the owners and their successors are obligated to join and pay membership dues and assessments for that association or non-profit corporation known as ARCHER RIDGE OWNERS ASSOCIATION, INC
- Annual fee of $250 and a one-time special assessment of $150 to establish capital reserve
- The annual assessments levied by Association shall be used as follows:
- Maintain, repair and improve roads and the common area
- Keep roads and common areas safe, attractive and healthful state of maintanence
- Keep roads and common areas free and clean from debris and discharges of waste and hazardous materials
- To pay all ad valorem taxes, if any, levied against the roads and common areas
- Hazard insurance premiums for roads and common areas
- Security services as deemed necessary
- Legal, accounting and other professions fees incurred by Association in carrying out its duties
- Signage
- Maintain contingency reserve equal to 10% of the sum of the amounts
Use Restrictions
- Single-family residential purposes only. Only one family may occupy a Lot as a principal residence at any one time
- Structures allowed on Lot: one accessory building, one detached private garage and a private swimming pool
- No animals, livestock, or poultry of any kind can be kept or maintained on Lot or dwelling except dogs, cats or other common household pets
- No temporary structures
- All fuel storage tanks larger than grill-sized propane tank shall be buried below the surface of the Lot
- No overnight street parking
- No wrecked, junked or unregistered motor vehicles shall be parked or stored within community
- No overnight commercial vehicles (except pick up trucks or passenger vans) parking
- Antennas and satellite dishes must be screened from view from street and shall not exceed 24 inches in diameter
- All fencing must be in rear yard and not exceed six feet in height and shall be composed of brick, stone, wrought iron, vinyl or wood
- No clothes lines
- No above-ground swimming pools
- In-ground swimming pools need written permission from the Association and must be screened from view from street with fencing at least 4 feet high
